SEATON PLACE LAUNCHES A 7-YEAR CLOSED-END JERSEY PRIVATE FUND OFFERING INVESTORS AN INNOVATIVE APPROACH TO SECURE QUALITY INCOME AND CAPITAL APPRECIATION FROM COMMERCIAL PROPERTY.

The fund invests in high-quality commercial property in UK Crown dependencies, UK and European geographies with attractive macro characteristics that offer attractive yields and the opportunity to maximise the valuation potential in an investment horizon of between 5 and 7 years.

The fund will acquire a select portfolio of best-of-breed commercial office properties secured by high-quality tenants on long leases with strong covenants. The properties will be purchased with secure income, with limited or no vacancy. The fund will also invest in mezzanine debt opportunities.

The fund offers investors “A” Shares – Participating equity targeting 15% returns p/a and “B” Shares, Secured Loan notes offering a fixed 8% return p/a with security over assets.

Silk Road Opportunities Fund will close at a maximum of £250M investor capital with a minimum subscription of £250,000.
